Here are some best practices for setting up automated searches for buyers:

Make it simple - if they have a large area, break it down into multiple searches for smaller areas that make sense
- school zones, neighborhoods, between major roadways, etc.
Always go outside of their parameters by a little. If they tell you they want no more than 2000 sq. ft., go up to 2200 sq. ft., etc.
- Explain price to them as well so that they don't think you are trying to up sell them
  - "Since you are willing to pay up to $250K for a house, we are going to do your search up to $260K because you don't always pay the list price. Also, it will give us the opportunity to see something and wait for it to come down in price. You especially don't want to miss the listing that is at $252,500. More than likely they will negotiate down to your price range."
Make sure you enter as much location information as you can to narrow it down to the proper subdivision. A map search is also a really good way to make sure you are in the right area.
When you write your initial email to the buyers, explain to them how to use the portal:
- Mark listings as not interested, possibilities, or favorites
- Use the possibilities tab for homes that you like and the favorites for the ones you want to go see
Wait until after the option period is over to turn off the auto email
- Make sure you tell the client not to unsubscribe. This will prevent them from getting any email from you.
Name the search in your Matrix where it is easy to find and adjust if needed, or use later
